5/14- After walking the roofs yesterday, our team concluded that all of the skylights were in good condition. We will be adding new flashings around all of the skylights when the new roofing system is installed.

During the construction of the new roof system, many nails will be on the asphalt. Please try to find alternative parking if possible. If you need to back out of your carport during construction, please inform the ground crew.
Please be careful driving around supplies and dumpsters on site. The owners of cars parked next to the dumpsters are responsible for damage to their vehicles.
Please do not drive around active roofing crews or run the risk of flat tires due to nails on the ground.
We will be constantly sweeping and using magnets, but nails will remain for a period.

Preparation Guidelines
To ensure a smooth process, please follow these guidelines before and during your building's roof install:
Balcony and Patio Areas: Remove personal items, furniture, plants, and decorations. Cornerstone assumes no liability for damage to property left out during the construction process. Contact Chris King at Chris@CornerstoneConstructionTN.com if you need help with your outside area.
We will do our best to blow off and sweep affected Patios and Balconies at the end of every day.
Attic and Storage Areas: Damaged roof decking may need to be replaced which could expose items in attic storage. Remove valuable or fragile items that could be damaged from vibrations and dust.
Windows: Ensure windows are closed to prevent dust entry.
Parking and Vehicle Relocation: Follow posted signs and relocate vehicles as needed. Designated garages and parking areas near buildings will likely be blocked for 1-3 days.
Noise and Working Hours: Expect increased noise from dusk to dawn.
Nails: Our crews will magnetically sweep the areas around the buildings for nails daily; however, locating all of them is not possible. Please be cautious, going outside without footwear is not recommended during construction.
Driving: Do not park or drive around the construction area. There Are Nails on the Ground. Thank you for your patience.

Schedule and Work Hours

A: Work will typically begin around 8:00 AM and usually conclude by 7:00 PM, Monday through Saturday. We aim to minimize disruptions and will notify you in advance of any changes to this schedule. Please understand that roofing can be very HOT, and our craftsmen try to start as early as possible for their safety and protection.
Q: How will I know when my building's roof is being worked on?
A: A tentitive schedule and updates will be provided and updated regularly on this project website. We will also try to post notices in common areas.

Q: Will I need to remove items from my patios and balcony will roof work is happening on my building?

Q: How should I prepare my condo for the roofing work?
A: Please remove any fragile items from walls and shelves, keep windows closed, and please keep pets indoors. Roofing boards will be removed and replaced in some areas. This may cause dust a small debris to enter any attic areas.
Q: Will there be any safety concerns during the project?
A: Safety is our top priority. Please avoid driving and walking in work areas, and follow any posted signs and instructions from our crew. We will take all necessary precautions to ensure a safe environment for residents and workers. Roofing replacement requires the removal of thousands of nails. Please be vigilant in looking for nails. We do our best using magnets to remove nails on the ground, but please be cautious and alert around garages.

Q: Why do my new shingles look raised or uneven and not uniformly flat?
A: The HDZ grade of GAF shingles that are being installed is very thick and heavy. These are required to award the GAF Golden Pledge warranty to each homeowner. For the first month, these shingles will undergo a process called Thermal-Sealing. This process of heating and cooling bonds each component of the roofing system together as one complete structure made to last for decades.
